A tenant improvement For a New Orleans-style seafood boil restaurant including modifications to an existing building to create a functional and appealing environment. The design concept evokes a sense of Southern charm, casual elegance, and a welcoming environment. The design tasks included: Creating floor plans, selecting finishes, specifying lighting, and designing the kitchen and dining area. Permits and Approvals: Obtaining necessary permits and approvals from the local authorities submitting plans, and specifications, to show compliance with health and safety codes. Construction Administration: Completing tasks including architect supplemental information packages, requests for information, contractor’s submittals review, and vendor shop drawings review.

Located 28 miles South of the previous Angry Crab Restaurant we have applied the same design principles and performed the same construction administration tasks.

Mexicali Cantina Grill – Ware, MA

A tenant improvement For a Mexican restaurant including modifications to an existing building to create a functional and appealing environment while meeting the owner’s requirements for branding and market conditions. The challenge was to create an authentic and welcoming atmosphere that reflects the rich culture and traditions of Mexico. The combination of vibrant colors, traditional elements, artwork, and cultural symbols contributed to the overall ambiance and provides a memorable dining experience for guests. The design tasks included: Creating floor plans, selecting finishes, specifying lighting, and designing the kitchen and dining area. Permits and Approvals: Obtaining necessary permits and approvals from the local authorities submitting plans, and specifications, to show compliance with health and safety codes. Construction Administration: Completing tasks including architect supplemental information packages, requests for information, contractor’s submittals review, and vendor shop drawings review.

Located in a nearby town of the original Mexicali Restaurant we have laid the foundation for chain expansion and applied similar design principles and performed construction administration tasks specific to this project.

Mexicali Cantina Grill – Danvers, MA

This project continued establishing a foundation for the expansion and branding of the Restaurant chain. By applying consistent design principles and performing construction administration tasks specific to this project, we have ensured a cohesive and efficient expansion process.

Mexicali Cantina Grill – Randolph, MA

This was another successful Mexican restaurant in the area where the chain established itself in the local culture. We made small adjustments to design requirements based on experience and local conditions without losing the brand essence which was recognizable at this point. A more efficient construction administration was provided with a better experience, which turned into better communication with authorities having jurisdiction.

Mexicali Cantina Grill – Natick, MA

We have continued the expansion of the brand. This time, however, value engineered some items that allowed us to ensure a rapid supply of materials with a reduction of specialized labor trades.

Mexicali Grill – Swampscott, MA

The latest construction of the Mexicali franchise restaurant was successful, partly because of anticipation from the public waiting for a familiar establishment closer to them to be open.  A testament to the hard work of the team during design, construction, and operations.

La Condesa Restaurant – Flagstaff, Arizona

A tenant improvement for a restaurant inspired by Guadalajara, Mexico cuisine and traditions. The scope of work included modifications to an existing building to create a functional and Inviting environment. The design concept draws inspiration from the vibrant colors, rich cultural heritage, and lively atmosphere of Mexico’s birthplace of tequila, mariachi, and charreria and by doing so creates an authentic and immersive experience for customers. When these elements were incorporated, we also provided. a visually appealing space and, a glimpse into the culture and traditions of Mexico. The design tasks included: Creating floor plans, selecting finishes, specifying lighting, and designing the kitchen and dining area. Grullo Shops & Apartments – El Grullo, Jalisco, México

Shops and apartments as a proven, versatile, and efficient building model in downtown El Grullo, Jalisco, Mexico. Two small buildings are designed to accommodate commercial spaces, a terrace bar, a clubhouse, and apartments. The front building is designed with three floors to accommodate commercial spaces on the ground floor, with separate entrances and storefronts for each shop or business, the Second floor with offices, and the third floor with a terrace bar. The Back building is separated from the front building with a narrow courtyard to provide ventilation and light. The ground floor has a clubhouse while the second and third floors have two apartments each for a total of four residential units.
